Demystifying buying a new-build home

Buying a new build home is an exciting and momentous experience, especially for those of you doing it for the first time! Over the decades we have taken thousands of clients through our straightforward Customer Journey. Our knowledgeable Sales Consultants are always more than happy to guide first-time buyers, second steppers or anxious downsizers alike through every step, from reservation to after-sales.

It’s worth bearing in mind that the purchase of a new home is a legal process and it is essential for purchasers to appoint a solicitor. You will receive all the information necessary to make an informed decision on your purchase from your Sales Consultant, but it’s your solicitor who will guide you through the legal implications.

How do I Reserve a home?

Once you have found your dream Mactaggart & Mickel home, simply make an appointment with one of our Sales Consultants to discuss your home purchase. Selected plots on your chosen development might be available for Reservation for a £500 fee or for Early Bird Option, which is a no-obligation way to secure one of our stunning homes for no fee, when the home is going to be completed in a longer timescale. Remember, the prices of our homes are fixed, so there’s no stressful bidding process as for a second-hand home!

Alternatively, your ideal home might be for future release, in which case our Sales Consultant will give you an estimated timescale and make a note of your personal details to ensure you are kept informed when it becomes available.

How much deposit do I need?

You will be taken through a Pre Reservation Checklist at a Pre Reservation Meeting. This is when you will be given all the information for you to make an informed decision to proceed to the next stage of reservation. Mactaggart & Mickel do not require payment of a deposit to purchase one of our homes. We ask only for a £500 reservation fee, which is deducted from the sale price at settlement and which can be refunded, less a £100 administration fee, if you change your mind about going ahead.

We can also provide you with guidance on securing a mortgage with a bank or building society, and put you in touch with independent mortgage advisors.

What happens after I Reserve?

Within 14 days of signing a Reservation Agreement, you will need to confirm your commitment by entering into a legally binding written contract to purchase the home from us. We will send a pack of the necessary information to your solicitor, including a draft legal purchase agreement, which they will give you advice on before you sign it (or they sign on your behalf) and return it to us.
The 14-day period can be extended if required and at our discretion.

You will also need to make arrangements to secure your mortgage or confirmation of other funding.

When will my entry date be?

Your anticipated entry date will be confirmed to you at the time you reserve your chosen home, however the date will only be 100% confirmed once you have signed a legal agreement with us to purchase the home AND selected and paid for any extra chosen fittings and finishes to personalise your new home.

What internal finishes can I choose?

Our home specifications vary from development to development but include a fitted kitchen with appliances, and tiling and sanitaryware to bathrooms all of which can be chosen from our range of high-quality products. In addition, you can customise your home further with a selection of beautiful options for flooring, tiling, kitchen unit doors, worktops, splashbacks and more. When do I get to see my new home?

Once your home has undergone all its quality checks (typically two weeks before your completion date) you will be invited to attend a New Home Demonstration. This is essentially a walk-through of your finished new home, at which our Sales Consultant will also give advice on how to “run your new home in”.

What happens on completion day?

Your solicitor will make a bank transfer of the balance of the house price to our solicitor’s account. Once the funds have reached our solicitor’s account (and not once they leave yours), the keys for your new home will be released to you, and you will be contacted right away so that you can be welcomed into your new home!

What about snagging?

Your new home will have been finished to high standards and specifications and, since every element will be brand new, there will be no need for DIY or updating! However, any small remedial or “snagging” items are covered by our 2-year Mactaggart & Mickel warranty. The remedials can be reported and attended to via your Sales Consultant. Of course, you can help keep remedial items to a minimum by following the NHBC’s and Mactaggart & Mickel’s advice for “running in your new home”. Your home will also be covered by a 10-year NHBC Buildmark warranty.
