When you hear news about an upcoming Mactaggart & Mickel development in an area you’ve been wishing you could move to for years, there’s a sense of anticipation and excitement and of course you’ll want to find out as much as possible about our future new homes.
At Mactaggart & Mickel, our developments are planned with great care, in locations chosen for their character, uniqueness and exclusivity, as well as good access to reputable schools, transport links and social amenities.
When we submit a planning application for a new development, we work in partnership with Local Authorities along with many other external organisations such as civil engineers, SEPA and Scottish Water, all to ensure that the homes and developments we deliver offer the very highest quality of life and also that they fit well within the local community.
Sometimes consents are achieved in a short space of time but, alternatively, sometimes there is a longer period of time before we can share details of our stunning new homes and their availability.
Below are the six most-asked questions we receive about our future developments and some information about the process that we hope you will find helpful.
I see Mactaggart & Mickel are applying for planning for a new development – can I register my interest?
Timescales for the granting of planning consents depend on many different factors and are not easy to predict. Once planning consent is granted there are also other warrants and consents that need to be secured before building work can begin including Building Warrant, Roads Construction Consent and so on.
So that we comply with GDPR about retaining your personal data over a long period of time, you will only be able to register your interest with us about a particular development after a planning consent has been granted. At this point we will add some information to our website along with a dedicated enquiry form.
When will the development be launched?
The timescale for launch to market of a new development depends on the outcomes of the applications and consents described above, plus many other factors. While we’re always delighted with the enthusiasm of our clients for securing one of our future new homes, we are unable to provide definite launch dates while timescales are still subject to change.
When will I receive information about the new homes?
The brochure for a new development will be made available a few weeks before launch to market. Our portfolio of house types designs is constantly being improved and advanced as part of our research and development programme so we’re unable to share plans of our future homes while they’re still subject to change. However you can usually get a good sense of the space and exquisite finish of similar home styles by visiting our current developments and showhomes, looking at virtual tours and speaking to our knowledgeable Sales Consultants.
Can you give an indicative price range?
We’re often asked whether we can provide indicative pricing, however when the planned launch to market of our new homes is still several months or even years away, we’re not able to accurately predict how the market will be performing at that time and so any early forecasted prices might easily change. Therefore we will only share pricing once this has been confirmed by our Head Office before the launch to market.
I’ve chosen a plot and have my funding in place now – can I reserve off-plan?
EARLY BIRD OPTION may be offered on selected plots and developments, once the necessary consents are in place and a build programme has been confirmed.
When everything is in place, work on the development can begin and, when the first foundations have been laid, we can invite our first new clients to reserve their chosen plots with a formal Reservation Agreement.
Can you tell me when the homes will be ready to move in?
Entry dates for individual plots can only be anticipated once the build programme is confirmed and work on site has begun. Also, it’s important to bear in mind that our homes are built in sequence across a site and so the position of your chosen plot within the development will affect how long it will be before it’s completed – particularly on large developments.
